Where to stay in Lake Como

Big Red, thanks for the rental link. My family is horrible with schedules so I think staying in Menaggio is the best option. I was able to get their last apt! Eksrunchy, looks like a car might be the best bet between Piedmont and the lakes areas. We'll probably just rent one for those legs of the trip.

Here is an update on the Nobiallo apartment (we got back late Wednesday pm).
#1) It is a 20 minute walk from the apartment to the closer end of Menaggio. A 25 minute walk to the boat docks. The walk is level, none of the stair-stepped streets typical in the region.
#2) The apartment does not have air conditioning.
#3) The apartment does not have the usual bath tub or shower stall. It has what my family calls the 'tea cup'. It has high sides and you sit in it. It works best with the sprayer but you can fill it up and use it similar to a bath-tub.
#4) Up at least one story. Up several floors if you use the front/main entrance.
#5) no real oven, microwave instead.
The good points:
Lake View - Living room has french doors. Dining area has double window but high threshold. Bath and parents bedroom each have views of the lake.
Accomodations - Parents room has matrimonial bed. Childrens room has beds for four. One is an upper level bunk. There is a pull out bed in the dining area (folded up to look like a chest of drawers).
The really good point - price was euro65 per night for our 6 nights.
