Perhaps your are talking about Via Luciano Manara? if this is the right one, I am afraid it would be at least 15-20 minutes walk to most tourist sites, or you could take a short walk to Viale di Trastevere to take tram back to old town.
Many people like Trastevere for the less toursity feeling and small restaurants; but for first time visitor, I would much prefer to stay around the historcial old town centre.

when you say historical old town I'm assuming you mean Rome sites. I am looking at Trastevere for the neighborhood feel and also the price factor for an apartment. The apartment is #326 by Roman reference and yes it is Via Luciano Manara. Would a place near Piazza Santa Maria be better? Thank you for your help

I recommend staying in the Campo dei Fiori, Piazza Navona, or Pantheon areas. They are pretty touristy, but you can't beat the location, in terms of easily getting to everything.
We just had our first trip to Rome and stayed right off the Campo. We walked everywhere from the Vatican to the Colosseum from there.
