Dennis -- I checked out the location of Villa San Pio, and it's a bit off the beaten path. It looks charming, but not in the center of the activity in Rome and it doesn't appear to be close to a Metro line that will take you to the major sites.
I would look for a hotel close to the Piazza Navona, the Spanich Steps or the Pantheon. These areas are within walking distance of all the major sites. Good luck.

I could be wrong, but I think that VILLA SAN PIO costs roughly as much as ALBERGO DEL SENATO, which is on the Rotunda Della Pantheon, and a much better location for seeing Rome.
We stayed around the corner from this hotel last July, and due to the constant raves about it on this forum, I peeked in and was very impressed. The location is unbeatable-- you can walk to most major sites, as well as many fine restaurants and shopping. Check out previous posts and you'll see that the hotel has garnered high praise here.
