Hi Gin,
I just returned from Provo on Tues. The Grace Bay Villas are close to being done. The 2 closest to OCW are done. The Pinnacle is still being worked on, but the outside is painted. Still no railings on any condos, but the noise factor was not bad as I walked by every day. OCW is closed for Sept., OC (where I have a condo) will stay open. Hope this helps.

The "progress" report on The Pinnacle makes me chuckle because we stayed at OCW 20 months ago (!) and couldn't believe how slowly they were working on this project.
We had been concerned about construction noise, but frankly, they weren't doing enough work to make any noise.
Every day, there were a couple of guys working (sort of) on the building, and a supervisor who sat across the street in a huge, air-conditioned white pickup truck with the engine running. (I want his job).
Loved OCW - enjoy!

DH got into a converstation with a Canadian Chap working on one of the new condo resorts north of Coral Gardens.
He said that most of the construction workers are Haitian and were very slow workers - but (and these were his words not mine) "not as slow as the locals".
I was suprised to see and hear very little construction work on Grace Bay when everywhere you turn there are adverts trying to persuade you to buy property there. It seems that it'll be quite a few years before Grace Bay is 'ruined'.

Hi provogirl. We LOVE OC and OCW. Do you ever rent your condo directly? I've been looking at VRBO for OC or OCW and never see anything. We've been going to Provo for 9 years or so and would love to rent direct from an owner. Please post your response. Thank you.

Hi Provopixie,
Sorry, I only rent my condos(I have 2 studios) through OC. We do sign a contract to only rent through them, so no can do. I also love OC, very laid back feeling and everyone is so friendly. I relax as soon as I get there.

Hi provogirl:
Thanks for the info & speedy response. We've been toying around with purchasing a condo at OC or OCW and we should probably get about the business of doing so before prices go up any further. How has the experience been for you (renting it out while you're not there and such)? We purchased a hilltop lot in 1996 and will build a house there. Hope to hear from you. Thanks again!

Hi Provopixie,
The experience for me has been all good. So good, I bought a second studio this spring, when one became available. They do not come up for sale very often. We have a good, experienced management team and my units rent almost all the time. There are certain problems, but they are mostly to do with getting and keeping good help. That is an ongoing problem all over Provo. We have a great group of owners and we have alot of fun when we get together. There is an owners meeting every fall, after the meeting we just relax and have fun.
One of our newest owners also has property on the Island. They were planning to build, came down and just happened to stay at OC. Now they are owners and plan to sell the property. Building on the Island is quite difficult if you're not there to manage everything. And finding a builder(with all the constuction going on) is a challenge. Just my thoughts.
Prices do seem to be climbing fast, so if you're in the market I wouldn't wait too long.
Any more questions, just ask!
