Apartment rental suggestions in Florence and Rome
We are planning a 2 week trip to Italy. Due to airline mileage awards, we will be flying into Milan and out of Rome. Originally, we were going to do 4-5 hotel stops, but changed our minds. We have stayed in apartments in the past in London, Paris and Budapest and done day trips and that works very well for us.
We are going mid October till end of October. Planning to do Florence first, then Rome. We do not plan to rent a car, but will rely on public transportation (bus or train). So, we want to stay in the city center. We LOVE hustle/bustle, cafes, museums, little side streets, street markets, etc. We come from a medium size town in the Midwest where everyone drives and part of the vacation fun is walking and being in the city center.
We would like apartment rental agency or other suggestions for Florence and Rome. Stair climbing is difficult, I need an elevator above the 1st floor (European). Would like to stay under $200/night. Proximity to public transportation is a plus. Thanks Fodorites!

But seriously, do this:
In Florence, Residenza Il Carmine has a wonderful apartment on the Oltrarno, actually walking distance (15 minutes on foot, 5 minutes by cab) from Florence Sta Maria Novella.
About 900 sq feet. Apartment is called "Domus". We rented it 3 times.
The best landlords you can imagine and the price is always reasonable.
They have 6-7 other units but this is the best one. Website photos do not do it justice. A fraction of what you'd pay across the river. And a wonderful neighbourhood, a bit student-y, w/ great restaurants.
In Rome, we have rented several times with Rome Capital Apartments, which I like quite well too. Always rented Apartment Miguel. It is on the Tiber, with 2 terraces (one small) overlooking a bend in the river.
Only issue is that October is starling season and those pesky birds tend to congregate along the river. Reportedly there is a major problem of bird droppings. I think the city was experimenting with noise-makers, to scare them off.
Anyway, a good company.
Also used Sleep in Italy 2 or 3 times, always with perfect satisfaction.

If stair climbing is difficult for you then make sure you make your needs very clear to a rental agency or a landlord. Access to some apartments, even those listed with elevators or on the ground floor, can involve climbing up hills or exterior sets of stairs.
For Rome, I have been happy using the Rome Loft agency. One of the reason I like them is they accept credit cards.
Your price range is low so you will either need to book a bit away from the traditional tourist centers of Rome and Florence or else learn to use public transportation. It is not hard in either city to learn to use, and it will save a lot of wear and tear on your feet and legs without diminishing the enjoyment of when you prefer to walk.
Otherwise, you should up your price range a bit if you want an apartment with an elevator in the liveliest parts of town where most everything is walkable.

Rome: We stayed in their 2 bedroom apartment, but they also have 1 bedroom appt. and we wouldn't hesitate to stay again. Concierge is most friendly and will arrange for ride to/from airport if you need it. Elevator worked well in this atmospheric historic building. If I remember, there maybe was a step up into the apartment but no flight of stairs required. Just at end of street is bus stop & taxi stand around corner.

I've rented from SleepInItaly.com and RentalInRome.com and very happy with both experiences.
If you need to rent "further out" from center due to pricing, try to book a place near public transportation. A metro stop would be ideal. The price for an unlimited 24/7 one-week trans pass is about $35. For the difference in apartment pricing, I find that worth it.

I also recommend Residenza il Carmine; we stayed there in the Masaccio 2 unit and it was very satisfactory. Saw the Domus unit mentioned above and it is impressive. Also, they have three units named, "Oro," "Incenso," and "Mirra," or, ("Gold,"
"Frankincense" and "Myrrh") that are nice. This location is really good and the woman who runs the place is exceptional.
There is a lovely garden that is perfect for sitting down with a nice glass of wine. There are also a number of really great restaurants in the neighborhood.
