Not if the conditions of purchase require that the apartment not be sublet - and I'm aware of very few that did allow subletting (usually apartments that were bought as pieds a tierres or investments rather than full-time residences). And the new law will cover any in the few buildings that did allow it.

I don't post here often, but everytime I do check in to see what's going on it seems there is always a new or ongoing discussion about short term rentals. NYC is just one place that doesn't allow them (housing is already in short supply in NYC, affordable housing is virtually non-existent. Why is Anyone surprised vacation rentals are illegal?)Paris and New Orleans, LA also have a 'no short term rental rule' for basically the same reasons. These cities aren't resort areas where vacation rentals are the norm.
In NYC, just get a room. There are plenty of apart-hotels to be had and RCA is a more than affordable choice of this genre.
