By traveler, thanks for stating they are "...almost all illegal." There are exceptions which some don't get.

You suggested something that is illegal 98+% of the time. And if you had bothered to read the whole thread you would know that. Since you didn't find it necessary to check that your info was useful, I didn't think subtlety would be effective.

I'm not cowardly -I've been on Fodors for 12 years and don't hide my identity. When someone posts daft or incorrect info I say so. Yes - normally I have a better 'bedside manner' - but what you posted was horrible advice.

Actually, if the owner is present, I think tthe Airbnb rental is legal in NYC.

No - owners are allowed to have guests visit them - presumably family or friends. If they are renting out rooms for money - that is a whole other thing - and not allowed.

It is legal only if the owner of a townhouse want to rent out individual room while they are there. This is VERY rare - since most people that can afford multi-million $ townhouses don;t really want to share them with strangers.

So you can try to find one - a couple of specific ones have been listed on this board - but this is not typical for these wealthy homeowners.

What I've read is that if the owner of the apartment is there at the time of the rental it's all good in NYC. I can see an owner with 2 bedroom who wants to rent one out one room during peak times or special events. Maybe a roommate is leaving for the holidays. Certainly don't have to be wealthy.

That is NOT what the law says. Doesn't matter what makes sense to you - only what the law says.

And why would landlords (or condos/co-op boards) want the apartment tenant to rent out rooms to random people they've never met and compromise the security of everyone living in the building?

Never said "tenant". I said OWNER.

Exception: It is still LEGALl to take in a short-term roommate, as long as you’re occupying the apartment at the same time and all parts of the apartment are accessible to your paying guest. Note, however, that while it may be legal, your lease, bylaws or house rules may contain certain restrictions such as requiring you to notify management of the presence of the additional occupants, requiring building identification, limiting the number of keys to the building or limiting the number of unrelated people who may occupy your apartment with you at one time.

Looking at your original post, you might consider staying in Brooklyn. We have stayed at the Super8 in Park Slope. It is about 2 blocks from a subway line that goes into Manhattan and usually has reasonable rates, less expensive if you stay 3 or more nights. It also has a basic breakfast. You are walking distance to Park Slope and numerous good restaurants.

We usually stay in Manhattan close to the Broadway theaters but that is a touristy and expensive location. My son who lives in Brooklyn insists that staying in local neighborhoods provides the opportunity to actually see the real New York.

Thanks for all the info and suggestions. Still not sure what we will do - we have a lot of time (and two other trips already planned - Hawaii and Washington State) before Sept/Oct. We have airline vouchers available, so no need to book way in advance to save on airfare. And sometimes last-minute deals on hotels are the most possible with Priceline, etc.

It may seem that we are being "cheap" in not being willing to pay the going rate for NYC hotels at that time of year, but we are still not rich-and-retired (and probably will never be the "rich" part of that equation), and we like to take three or four trips a year. Feel fortunate to have the time to do so, but we have to budget a bit in order to cover travel expenses without incurring debt. Three or four hundred a night is way too high for us.

The idea behind having a kitchen is to save a little by eating in for breakfast, snacks, and even a lunch or dinner or two. Then we can splurge on dining out and other attractions.

I really wanted to go to NYC for my annual birthday trip this year, but it might be something we will put off until we can figure out a better time of year to go. I didn't realize fall was so popular! We may end up on a Caribbean cruise or even in Washington DC for the week. And to the person who asked why we wanted a kitchen and said "you still have to eat on a cruise," - you should know that the meals are included.

If we do go to NY, Brooklyn is definitely a good possibility - seems as if it's a fine area to stay. And ... still not excluding the possibility of air BnB - it seems as if it could be okay, regardless of all the warnings.

This has been posted before. The city is at war with Air BnB - and if they weren't more concerned about terrorists - they would probably be making a point of this.

Landlord/tenant issues in NYC are VERY volatile and unlike anyplace else in the country. (Death threats are not unknown.) and innocent tourists do not want to risk getting in the middle of one, breaking the law or worse - scammed by all the people renting fake apartments.

As for budget in NYC - Jan and Feb are the cheaper months. Rates rise after that, take a tiny dip - sometimes - in July/Aug - a few deal to be had - and from late Setp on keep on increasing through the holidays except for a few days right around Christmas. NYE is astronomical.

So - if cost is a big issue come in the winter. Or look for a great deal in early May or so.
