New York hotels are sold out! Alternative suggestions
Your suggestions are desperately needed! All the hotels for NY for June 12-15th are sold out or are outrageously priced ($500 + or more per night even for 2-3 stars). I've checked Expedia, kayak, etc.
Does anyone have a recommendation for a hotel outside the city (with easy commute access to the Manhattan Seaport/Financial Dist area) or maybe a hotel that is not listed on the major sites?

I find this happens quite a bit in New York. I wonder if it's because of the Museum Mile Block Party on June 12th?

Have you checked www.hotwire.com and www.hotels.com? I just looked at hotels.com and saw a few hotels available for that weekend.
Remember that anything in Manhattan will be just a cab or subway ride from the Financial District.
Also you might check the www.hotelgrandunion.com and www.stmarkshotel.com which are reasonable and basic hotels.

While there are no bargains during that time, to say NYC is sold out is just silly. Looking on Kayak.com I see the Residence Inn, a newish hotel for $299/night except the first night when it's $499 (!). That's the best value I see when much lesser hotels are going for $270-80. On that first night, On the Avenue is available for $279 (but not for the full stay) and so is the Casablanca-both on venere.com (but maybe on their own sites as well).
If you need the price to be lower, the Milford Plaza (not usually recommended by me) is $219. I think I'd rather stay there than outside Manhattan.
There are loads of smaller b & bs you could also try. If I knew what you were coming to do, I could give you some suggestions of locations.

A block party would not be enough of a draw to fill up most of the major hotels in the city. There is, however, a huge convention at the Javits Center, and several college graduations going on that weekend.
I suggest you book a back-up and then start calling again on the 5th for cancellations. Trade show attendees, if they have to cancel, usually do so the week before when another pressing business engagement comes up and conflicts.

I think you need to do a research of all the sites listed above. Granted, there's not a lot available and prices this time of year are high - but thrre are numous choices in the $300 os slightly less range in Manhattan.
I would reserve something you can cancel and continue to look - since convention goers changing their minds will result in additonal empty rooms the week before.
If you're looking for something seriously less than the $300 range - you will have a lot of difficulties - even in nearby areas of New Jersey. And further from the city into Jersey will make travel back and forth both expensive and inconvenient
