Haven't stayed here but from the road it looks like an older place but pretty well kept.
We like the Spyglass Inn, or if the rates are too high there we go to the Sea Crest which is clean and pleasant.

Also, try Rosa's Restaurant if you like Italian food, very nice atmosphere.

Jan-I stayed at the Edgewater exactly a year ago. The reason I picked this place was because I had my 15 year old son and his friend. I needed a room by myself. We got a "suite". It was clean and comfortable but definately showed wear and tear (thin carpet, old motel like furniture). It's very much a beach side motel where I didn't have to yell at the boys for things like sand in the carpet. The real plus was that the boys could walk to town, go bowling, play pool, go for ice cream and even swim in the pool without me. I was very comfortable letting them just "go". Now, if I were to go to Pismo with say, my mom, this would NOT be the place to stay. By the way, the kitchenette with fridge and micro was another plus. Be aware of June Gloom. The sun does come out by usually not until 11 AM or so. The highlight was the ATV rides on the beach.

The hot tip on June gloom in Pismo is to go over to Avila Beach (just a few minutes farther north) and enjoy the earlier part of the day till the burn-off in Pismo. For some geographic reason, Avila tends to be clear while other beaches are socked in. Best of luck.

How about mid-August
Basically I am hoping to get a clean, reasonable oceanfront room anywhere in the vicinty of San Luis Obispo. [Arriving form Vegas] It is just for 1 night then heading to Marina Dunes in Pacific Grove.

Might want to check out Morro Bay. We stayed there, though out in the boonies a bit, last Sept. Enjoyed the town--it's a bit funky, but we loved the coastal location.
A quick internet perusal turned up the Cabrillo, which has some cheap internet specials. However, I know nothing about the motel itself.

The Sea Gypsy Motel would be another choice, usually the most reasonable rates around, and you can ask for a room with a balcony so that you can sit and look out over the ocean.

My husband and I stayed at the Best Western Shore Cliff Lodge in PB last February. We liked it a lot -- the rooms were spacious, plus had a microwave and fridge. We paid about $100 which included breakfast.

The Blue Dolphin in Morro Bay would be my choice. Morro Bay is far nicer than Pismo Beach in my opinion. Less of a teenage surfer crowd and some nicer stores along the Embarcadero. There's a nice British store down there, as well as a wonderful nursery.

2. DOLPHIN Inn - Cayucos
3. TWIN Dolphin - Morro Bay
But not a 'BLUE DOLPHIN' in Morro Bay.
Could you please clarify ?

However, OCEANFRONT motels usually command the highest prices.

Though I have never stayed at the Edgewater, we have relatives who do because it is important to them to be able to be just steps away from the sand for morning, afternoon, and evening walks on the beach.
We joined them for a weekend in Pismo. We stayed at the Best Western Shore Cliff and I agree with what 'AH' said about it. As the name indicates, it is on a cliff and is oceanfront but set back farther from the sand than the Edgewater.
Additionally it has a nice restaurant with good food and walls of glass in a separate building adjacent to the motel itself.

Is the Twin Dolphin Inn on the Ocean. By the map it looks about a block off the beach. Unsure if there is anything in that block or just open space. They have some very good Mid-week specials.

I'm not sure of the rates, but two places come to mind for meeting your need to be on the water. The Inn at Morro Bay is a nice resort located directly on the water and is backed up to the golf course. It's a nice setting.
There's also the Baywood Inn Bed & Breakfast. While I've never stayed there, I do stop there to pick up a latte whenever I'm heading up to Montana De Oro state park for an early morning hike. Baywood is a quiet little area, with the hotel located right on the bay.

You could go a bit farther north and stay on Moonstone Beach in Cambria. Lots of very nice low rise hotels across the street from the beach. Nothing to obstruct your view of the ocean, however. Cambria is a charming little town with good restaurants. My second choice would be Morro Bay, not Pismo which is more for kids IMO.

What an excellent of photos. You must be a pro as well as a traveller.
Is there nice sand on the beach @ Morro Bay. How much of a bay is it. What I am getting at is I like to see the wide open seas. The rock is ok as long as you can look beyond to the open ocean
