Both areas are nice. You don't specify how many of you there are which affects room rates. Have you done any research yet? If not, Fodors has several suggestions in their Hotels section. Also, try venere.com for all types of accomodations - hotels, B&Bs, apts, etc. Then, search here by property name for reviews and check out tripadvisor.com for hotel reviews.

Many good reviews here in this forum have been given to HOTEL SENATO which is near the Pantheon (which is pretty near Piazza navona). Piazza navona and Piazza di Spagna are fairly close to each other (walking distance). If you search under Hotel Senato in the threads of this forum you will see that it is one of the favourites for its position, price and service.

I was in Rome last April. I stayed at a small but very nice hotel, the Hotel Lirico. It was in a very convenient location on Viminale stree across from the Opera house, 3-4 easy walking blocks to Termini. We were able to walk to everything but did take the subway to St. Peter's. I made the reservation through Travelocity.com. The rate at that time was 127 Euros per night.
