Rome Coast Villa For Rent: Need Advice

Dear All,

My fiance and I would like to rent a villa on the beach near Rome in June 2014 for a week. We started to look now, but we couldn't find much, so I am hoping you can help me with some advice.

Must have for us are:
-location on/a few steps from the beach;
-not more than one hour driving from Rome/Rome's airport;
-it can accomodate at least 12 people;
-isolated (not close to a highway, main road, busy area, etc);

Nice to have's:
-well furnished;
-full kitchen;
-a nice garden;
-grill outside;
-Internet;

Do you recommend anything? We are flexible with the price, so I'm not mentioning it here.

You're basically looking between Tarquinia (to the north) and Anzio (to the south) in the Lazio region.

I have no personal experience renting a villa in this area, but a quick google search hit on:

The best beach I have found in that part of Italy is 2 hours south of FCO at Sperlonga and Gaeta---search there, but it may not be easy.

Actually, looking more closely at the Casa Agnese info, the villa is located somewhat close to Sperlonga, mentioned by bobthenavigator, and outside your one-hour driving limit from Fiumicino. How important is the one-hour drive?

Maybe a bit further from the airport, about 1/5 hours, but many more options:

There are beautiful villas about 1/2h from the airport that can be very big (up to 15 people).
