Eileen, I don't know the budget range of these hotels but we loved the Pantheon View which we booked through Rome By. I wrote a report on it when we got back so you many be able to find our original comments...Loved the location, the decor and the small balcony.
Hope that helps

We stayed at the Welcome House last year when visiting Rome for several nights. It was within walking distance from the train station (which was very important for us). We actually ended up staying in two different rooms because the larger one was reserved for a family on the last couple of days. Both rooms that we were in were nice - the place was recently renovated. It is actually inside of a larger building, and they provide the keys for the entrance downstairs (it was on the 4th floor I believe). It was quiet overall, except you could hear a little noise from the surrounding rooms if people were loud or in the hallway. It was reasonably priced, and again had a very central location. The Spanish Steps were about 15 minutes away, and we actually walked all the way to the Villa Borghese from the B&B as well.
Hope this helps - I'd certainly strongly consider staying there again.

Stayed at Residenza San Pantaleo, right next door to Piazza Navona. Would do it again!

Residenza San Pantaleo may be what you are looking for. We stayed there a year ago. Great location, private bath, about $100 a night. A few drawbacks - some of the rooms are very spacious, some are tiny. Also the breakfast is very meager. However it's hard to beat for the loaction.

This wasn't on your original list but I thought that I should add my 2 cents to the Pantheon View! We had confirmed a reservation last January for a room with balcony and view of the Pantheon for mid-October. By happenstance I wrote to the booking agent to get the phone number for our itinerary last week and discovered that our "confirmation" was lost! We are now booked at the Antica Locanda which I hope is okay! I've traveled internationally since I was a young-in and I've never run into that kind of snafu!
I'll let you know what the Antica Locanda is like!

Jeanne,
We're fully recovered and thought that the Antica Locanda was fine. It's close to the Quirnale area (near the forum and Santa Maria Maggiore Basilica) and if you don't mind going up lots of stairs (our room was in the Rossini...top flight)it was more spacious than our hotels of previous years (Campo di Fiori,Aventino and a Best Western near the Parioli) and the room and bathroom were quite nice. The bed was a bit creaky and the breakfast consisted of bread, juice and good coffee but that wasn't a problem for us. The cost per night was 130 euros and the managers were wonderful! There are many restaurants and food shops near by...the area is primarily residential but close to many wonderful sights. Let me know if you need any more info...Lisa
