We stayed at the Hotel Deutsches Theater - I liked it and where it was located.
Nice tapas bar on the other side of the entryway to the theater...nice restaurant inside as well.
Not fancy mind you...

If you want really close to the hauptbahnhof, the Hotelissimo Haberstock is just across the street. It is very clean.

We like the Drei Lowen in that area. They also have a small annex across the streed the Drei Lowen Residence that is nice.

We stayed a night at the Kings Hotel First Class on Dachauer Strasse - it was nice. Very comfortable room - small, but well furnished and comfortable. It is about a block and a half from the Hauptbahnhof, so pretty convinient. I think we paid about 90 euro per night, breakfast not included, although there is a nice (if overpriced) breakfast availible.

We stayed at Hotel Uhland, which is highly recommended on this site. It is only about three blocks from an U-Bahn station or you can walk about 15 minutes to hauptbahnhof. Lovely clean hotel with a large room, updated toilet, breakfast included for 99E per night when we were there in October. Free use of bycicles and internet at well. Great deal and a wonderful hotel.

Last week spent the night in Munich. Stayed at the Tryp about 3 blocks from the station. Also, stayed there last September. Got the room on Hotels.com for $114, without breakfast. Called the hotel direct and was quoted a higher price.
