Hi Diane (luvtotravel),
I would like to know if you thought this place was clean and nicely furnished.
Do you have any advice on which rooms to choose or stay away from?
Were the staff helpful as far as recommendations for dining and directions although I'll have a lot of that info before I go.
Is there an outdoor space for hanging around and enjoying the view other than the breakfast terrace?

First, the hotel was exceptionally clean. There were some small bugs on the outside of the window, but we saw the same type bug other places.
The room we had was moderate in size. We had two single beds on the second floor and there was room to walk around without us bumping into one another. We had a panoramic view room, that I highly recommend. The view was beautiful overlooking the Tuscan countryside. The room was pleasantly decorated, but simple. They've made an effort to add attractive lighting, bedspreads, curtains, etc. There is a closet. My only complaint was that there was no drawer space. There are nightstands without drawers. So with our "stuff" it was a little cluttered. Small drawback.
The bathroom was modern and had the best shower of the six hotels we stayed in on this trip.
We would have preferred a room with a balcony, but they don't have rooms with a balcony that also have two beds. I think it would be ideal to have a room with a view and a balcony. They have some seating outside the hotel in the back, but it was too sunny to sit out while we were there. The other option is the outdoor breakfast area, but no view.
Hotel staff was very helpful even though they had limited English. The night clerk spoke very good English (and he's a hunk). Tell me I didn't say that. They have a parking garage below street level at no charge. Difficult to maneuver so we parked it and the hotel owner brought it up to us when we wanted to go out -- that was only once a day. There is also public parking nearby. Even the maid was very friendly. I think this is a family run place.
Upon our arrival they tried to make lunch reservations for us at Latte di Luna (I think that's the name), but they were full, so they made us reservations there for dinner. For lunch we ate elsewhere. You can read about both restaurants and see a photo of the one where we ate lunch on my website:

We liked the lunch restaurant so much, we ate there twice.
As my friend likes to sleep/rest a lot, it was important that we choose a hotel where she could stay in and I could wander. The Piccolo Hotel met our requirements beautifully. I also recommend you look at some agriturismos. Not sure about your circumstances, but if you have a car, you could stay outside the city.
The Piccolo is about a two-minute walk to the old city. There is a medium size market a block away where we picked up sandwich fixings one evening for dinner.
I found Pienza the most photographic city we visited with all the flowers on the windowsills and at the front doors. Of course, this is the city where we spent the most time.

Thanks Diane, I am in contact now with Villa Poggiano but I do not think they have what we need. It is located between Montepulciano and Pienza. You didn't happen to see it did you? It is located a few miles from town so I think we might be happier in town.
