Don't know anything personally, I know the Hotel Fabric is new. Beaubourg is a more modestly-priced hotel than many nowadays. I think this is a good description of it http://www.eurocheapo.com/paris/hote...beaubourg.html

I was at the fabric 2 months ago - I loved it.
I considered it my best hotel in Paris for 2015 - for whatever it is worth (in my top 3 of 130+ hotels I've been to over the last 3 years).
Clean, nice deco, superb bathroom and I had a good price.
Never been to the Beaubourg however.
Excellent hotel and excellent value for money.

Stayed at the Baubourg in 2007. It's very nice, and at the time it was not expensive.
Pros: Near transport and nice little block or two of markets in rue Rambuteau.
Cons: Area was a little too free of people at night for my taste (once the Pompidou closed)...but others may find this a plus.
