Good, clean, comfortable & convenient B&B. I have recommended it numerous times on this board. Have gotten replies back that others liked it too. It is Balmoral House Hotel, 156 & 157 Sussex Gardens, a block from Paddington rail, Heathrow express &tube. www.balmoralhousehotel.co.uk<BR>It is around 95gbp for a family room, The family room in the main hotel is very good because it has a door to one of the bedrooms for privacy of mom & dad. The other family room in the annex is very large and nice but no real privacy.<BR>The main bldg room is actually three rooms, one room with twins, two rooms with double bed, and a big plus for a family-- two sinks. Rooms have satelite tv, tea/coffe tray, hairdryer, and ensuite bathroom. Rooms are nicely decorated and have comfortable beds with two pillows per person. A full breakfast and all taxes are included in the price. There are numerous restaurants on nearby London St. including a very good inexpensive Italian rest. San Marcos, Indian and greek plus pizza, burgers & fish & chips. It is a safe area and convenient to all the sites on the tube via paddington station. It is family run and owners very nice. I've been trying to contact Balmoral House for reservations, but they seem to be having some problems.<BR><BR> Using their web site, I got an "access denied" response, so I tried e-mail. It didn't go through. Very strange. I'll keep trying a little while longer before I telephone. Has anyone else made online reservations recently? Any problems?

are you using the URL http://www.bed-and-breakfast.org/london/balmoral.htm<BR><BR>I just put Balmoral House in Google, brought this site up and accessed it just fine.<BR><BR>It is a nice B&B in a soso location (near Paddington)<BR><BR>If you do a search on fodors you will find many good B&Bs recommended - some cheaper and in better locations.

Hello, I just tried www.balmoralhousehotel.co.uk and got access immediately. Hope you have better luck when you try again. I stayed in several other budget hotels in this price range and this is the nicest by far. The family rooms are really a good size. You can email me directly if you need further assistance.

The last 3 times I went to London, I booked my B&Bs through agencies. They deal with individual homeowners who like to rent out one or two rooms at a time but don't want to bother with advertising. These accomodations are good bets because you are usually the only guest, or at most there is one other room being occupied. This means you can share a bath (cheaper, and a wider range of choices of homes) without having to worry about a long line of others using it.<BR><BR>Twice I used the London B&B Agency Unlimited, http://www.londonbb.com/, and was very happy with what I got. I also once used the Primrose Hill B&B agency, telephone 0171-722-6869, which has properties in Highgate and Hampstead.<BR><BR>I enjoy staying at B&Bs because you get a sense of what it's like to live in the place you're visiting.
