Obx Advice - Where to Stay and Not?

I am planning a trip to the Outer Banks for June 21, 2015 week. We will be 2 adults and 2 fifteen year old girls (sweet/sulky age yes, and appreciate the sympathies on that). My goal is to find a condominium rental that is near to the beach, accessible to restaurants and a shopping/getting out area without an intolerable slog in a car, has a pool, and is not down-scale/musty/thread bare. I would appreciate advice on good rental agencies/rental agents, particular areas/towns to target for my goals, and any tips that in-the-know folks can share that might not be evident to someone like me who may not know what to ask. Sanderling Resort in Duck looked nice, but at this age we need separate room and space and I cannot see myself paying nearly $600 a night plus meals to achieve that, which would be required if we were to stay there. A rental around $2000 to $2500 for a week (less ideally) would be do-able. Ironically, I am a Chapel Hill graduate who lived in NC for several years but never made it to OBX - only the southern NC beaches and SC, so it is high time. Thanks in advance.

How interested are your kids going to be in an area like Duck vs say Nags Head where there is a lot more diversionary activity, businesses, etc.? Only YOU know that answer.

Does it HAVE to be in a condo vs an actual house?

And if you DO use some VRBO-like resource make CERTAIN you have protection in the unlikely but still possible event of a mandatory evacuation due to a storm.

Dukey's questions are good ones.

I would ask, assuming you rented a house, would you be willing to bring along a couple of their friends? I think kids that age can amuse themselves as long as their is good phone reception

I think many of the OBX condo's are a bit on the dumpy side. One exception is Pelican Watch -- spacious, ocean front, pool included. http://www.southernshores.com/pelican-watch-rentals

Generally though I think the home selection (v. condo) offers much better and nicer selection. Lots of homes have private pools. Pool is almost certainly one of the search criteria at the realties Dukey suggested above.

Thanks for the suggestions. We are bringing the BFF but not the rest of the BFF's family (that is the other of the 2 girls) so are not able to split the tab, which is why I thought of a condo. But I really hate dumpy - am too old and picky at this point. We usually go to Rehoboth Delaware where the girls like to walk and shop so those sorts of diversions are important. I clearly have a lot more research to do and pronto as I know some people figure this out a full year in advance!

Found a nice rental in Duck (went with a town house) in the Port Trinitie development through Sun Realty. I did purchase the rental insurance. The cost was more than my desired range, but when I compared it with the cost of a resort I was considering (Sunderland) and factored in the ability to make meals rather than eat out all the time, I justified the up charge! Thanks for the help.
