London apartments
Hi everyone
I am based in London and I do travel extensively
Me and my partner are thinking of offering quality short term rooms with en-suite bathrooms in all rooms, clean linens, towels etc around Putney which is about 20 minutes away to central London but also has good train links to rest of the country
We are advertising for around GBP 40 per night per room for a couple or single which we believe is a very good rate.
Both overground and underground are 2 mins away from the property as well as countless shops, restaurants, supermarkets like waitrose and sainsbury and fast food restaurants like Subway, MacDonalds and KFC
We have advertised on VRBO and on airbnb - as we are just starting the reviews are not yet built
I would be very appreciative if you could tell me where else would be a good place to advertise

You may or may not be aware of the current controversy surrounding Airbnb. I would suggest you make sure that what you are doing is legal in Putney.
Airbnb simply avoid the issue by saying in the agreement you have with them that YOU are responsible for insuring you comply with all local laws, regulations, ordinances, etc. You tick the box and they are off the hook while you may be firmly ON the hook.

Airbnb is only 6 years old and has experience exponential growth. So much growth that they say they are now taking a booking every 2 SECONDS. Most of that growth has been in the last couple of years and cities everywhere are now finding that it has become an issue that they have to address.
In many places, it is illegal to rent out a room for less than 30 days minimum if you are not resident on the property (as in a normal B&B). In the past, those restrictions have been pretty much ignored and not enforced. However that is now changing.
So while I applaud anyone who tries to start up a business, I would advise you to make sure that what you plan to do is legal in every way.

Cateuse, it's not just your lease. Off the top of my head, you need to be careful about whether your landlord will see this as running a business from the premises, rather than having lodgers. If any of these properties are mortgaged, your lenders may also have requirements. Wandsworth Council's planning policies might be relevant (I'd be surprised, but you never know), and you will need to check the insurance position as well, and whether there are additional fire safety requirements. Could be well worth consulting a solicitor.

Cateuse, there is a big difference between a B&B where the owners are resident at all times and an often illegal rental where the owner just owns the property with the sole purpose of renting it out in whole or in parts.
Even cities like New York and San Francisco who are currently in serious fights over Airbnb rentals do NOT have any objection to a B & B with the owners living there.
When you say 'contract', what does that mean? When you say 'lodger' what does that mean? It sounds like you are not the property owner perhaps but are just renting a property in which case it gets even more complicated. Lodger to me is someone who rents a room in someone's house long term, not for a night or two.
In any case, my advice is that YOU must make sure what you are doing is legal and meets all necessary regulations etc. like being properly insured, meeting fire codes, paying VAT, etc.
