Hotel Modigliani or Hotel Santa Maria (Rome)
Thanks to everyone who replied to my inital post about choosing a Rome hotel with advice and suggestions. We now have our dates firmed up - we were able to get FF tickets on Delta using AmEx and Delta miles so I want to book our hotel. I've narrowed it down to the two in my title and would be interested in any opinions about which would be a better choice for us. We like to be in an active, vibrant part of the city near good restaurants, cafes, and in proximity to the major attractions. Hotel Santa Maria appeals to me, but we're concerned that it may be in too quiet a location for us. We're going to Rome in early to mid-May so we won't be there in the heart of the summer. I also like what I've read about Hotel Modigliani. The owners sound like they are invested in having their guests enjoy the Rome experience. We do want to stick with hotels - I personally would feel a little to isolated in an apartment as it's our first visit to Rome. I've gotten great advice here for previous trips and I trust your opinions. Thanks!

This is a super old post - but actually is my EXACT question!
I will be mother traveling alone with 3 girls 15, 12 and 9.
This is our last stop after 1 month in Europe. We are mostly in Hotels but given we are only 3 nights in Rome, and leaving a bit early on our last morning, and traveling without another adult... I thought a hotel would be best.
We are trying to be budget (under 200) and yet gardens/terrace/balconies always make us so happy.
I like that Modigliani has breakfast as we have only a couple of quick days in Rome and that can help I think..

Modigliani is in a great location near the Spanish Steps and the Borghese Gardens. This is the posh area of Rome.
You have to be careful, though, because many of the shops and cafes on the Via Sistina overcharge tourists or don't give back the correct change.
Thin, likes to get drunk at the Hassler bar

I can't give you a comparison, but the Modigliani is my favorite hotel in Rome. The staff are delightful, the place is quirky in a wonderful way, and the courtyard is one of my favorite places to grab a quiet moment away from the hustle and bustle of Rome.

Several years ago my daughter and I stayed at Modigliani and loved it. The two rooms on the top level have balconies overlooking Rome and we had one of those. Our very large room had a double bed and a day bed in it, not sure about the room across the hall. but our room could have accommodated a rollaway. Not sure if the hotel would have a double bedded room.
The hotel breakfast was varied and complete, with an espresso machine to hand. Staff were able to recommend good, reasonably priced restaurants in the surrounding area. And, everyone we dealt with was very eager to help with whatever we needed in the way of directions if we were walking, ordering taxis, etc.
We found the hotel to be very well situated and liked the little side street it was located on.

We stayed at the Modigliani in 2012 and really liked it, for all the reasons the above posters mention. They have two apartments, one a real apartment and another as a two bedroom suite off the garden. I don't know if that will fall into your budget. We got a 10% discount through Rick Steves' Rome book, so maybe that will still be available. Also, the big breakfast is another cost saver.

Oy - I thought Modigliani had the availability but looks like no. They are offering two rooms.
Those two rooms are 300euro cheaper than the Hotel Santa Maria...
So will ponder. These comments are making me think I should just book the Modigliani 2 rooms and then hope they have a cancellation for a quad room???
I just wonder if I'll be comfortable though with the kids down the hall....
