Hi, I booked the above hotel on booking.com.
Wanted a hotel around $100 or so a night for 7 days in the Gion area in Late October.
It has kitchen living room and upstairs twin beds.

Is this location near restaurants, 7-11 grocery stores, Quaint shopping? It's near Yasaka Shrine.
Is it walking distance to bus stops, Gion Shoji station?

This is my first visit to Kyoto.

I don't know anything about the facility itself, but the location is fantastic, one of the very best imaginable for Kyoto. It's just a block or two from the canal alongside Shinbashi-dori, which to me is one of the most charming streets anywhere on the planet. You're also just steps away from Shijo-dori, which is the main commercial street in Gion, and then another 5- or 10-minute walk to Kawaramachi, Kyoto's main commercial street. Which means you're adjacent to Teramachi-dori, a long, roofed, pedestrian area filled with shops (including a fantastic stationery store), and intersecting the Nishiki market.

You couldn't possibly be in a better location.

I had also booked the Apa Kyoto Gion Hotel at $260 a night for 5 nights so i will cancel that one now.

Yes, looks like a very good location indeed. We stayed at a ryokan very very close to it (less than a minute's walk, I would say) and thought it a great location to explore historic Kyoto.

I suspect because it is new on booking.com and needs to build up a review rating, you have secured a very very good price too -- my guess is the price will go up quickly once good ratings come in.

I stayed at that APA in Gion and it was good, but that $260/night price seems way high. Even if you got the top priced room, in high season, on a Saturday night, with an extra bed, you get to that price at current exchange rates.

Received confirmation fro Kyoto Shinbashi-an.
We go next door to a garage facility to pick up our key.
Check-in
3:00 PM - 7:00 PM
Check-out
Until 11:00 AM

We arrive Kansai very late at night so will book a Kansai airport hotel then take a train in the next day.
