Frances Marion $389 plus tax.
DoubleTree Suites by Hilton Hotel and Suites Charleston-Historic District $399 for a suite
There are a few others that are a bit over when tax is added but really nice:

Belmond Charleston $505
Harborview $499
Grand Bohemian $499

Francis Marion is even less if you book on their website - $331 deluxe and $347 deluxe with city view

Belmond Charleston is also cheaper if you book with them and do advance payment:
$430 deluxe
$481 premier king
both plus tax

You might find the location of The Belmond more convenient esp if this is a first time visit. FM is a good location for some good restaurants, though. I stayed at Belmond last year.

Definitely the Belmond! Major, recent, and gorgeous renovations throughout. Plus, the location can't be beat. It is central to everything. The Francis Marion is historic, has lovely room furnishings as well as a beautiful lobby, but some of those rooms have bathrooms that can be quite small. For one night though it shouldn't matter much.

The Peninsula Grill across the street from the Belmond is a wonderful splurge place for dinner.

No idea on availability but we adore The Wentworth Mansion. It is fabulous.
