Thanks Danielle I will check out the Embassy Suites.

Clark have you stayed at Richard's Place in Harlem?

I have booked Columbus Motor Inn in San Francisco which is cancellable until the 1 December. DH and I have stayed there before. I was thinking a VRBO place just so there would be a kitchen so could have some meals in. We won't be staying long there though.

Any suggestions for DisneyWorld?

For DW I'd rent something on VRBO with a pool, IF you'll have a car. Otherwise, stay on property at one of their resorts.

Am not familiar with Richard's Place but tried to look it up and can't get details on costs (to see if they are charging tax, if they are not it's illegal).

My guess is that this is an illegal property - doesn't comply with fire and safety laws - and who knows what else. It seems to be listed on Kayak - but you keep running up against messages that no info is available.

Richard's Place is bookable on booking.com or villas.com and yes they charge 14.75% tax and a $50 cleaning fee. No I have not stayed there. Free cancellation option gives Nelsonian plenty of time to consider other options and by November he'll have another 20 or 30 reviews to peruse for this apartment.

It's also listed on vrbo and airbnb with more reviews, profiles/photos of the host family, etc. It's the 3rd floor of their home. Not sure why nytraveler had such a hard time locating information on this rental, just a google of Richard's Place Harlem will do it.

Re Richard's place yes they are charging tax, so I believe it is legal. Also turns out that Richard is a jazz musician and is a friend of my DD. When I gave her the link to look at, she realised whose place it was.

have just booked a condo at Blue Heron Resort in Disney World. Has a shuttle that goes to Epcot every day, but we will probably rent a car.

Just need to find something in Washington DC. Have been looking at this one, but rates aren't out yet for Jan 2017.

We have booked Richard's Place in NYC, and a condo in Waikiki Baynan for Waikiki.
