Need a lesson in Condo rentals! Why two sets of prices???

Maybe I am in the dark ages!
Not at all, you just have to understand the differences and know yourself and what you'll be happy with. We just returned from a trip to Kauai and Maui. In Kauai, we stayed at the Marriott timeshare on Poipu Beach -- run like a hotel, on the beach, beautiful landscaping, lovely rooms (2 bedrooms, living room with kitchen), beach bar, pools, etc. Then we went to Maui and stayed at the Whaler, which is more like Napili Kai, except that it's a high-rise. The pool was in disrepair, the grounds are so-so, and the room was okay but nothing great. The view from the balcony was gorgeous, and the location was excellent (we knew we wanted to be in the middle of Kaanapali Beach). We probably would not stay there again. Nothing against those who like it, but as my husband says, "It is what it is".

Right you are. If Napili Kai is as you describe the Whaler, then no, I would not be happy there. Perhaps my expectation of what $300+/night buys is off the mark in Hawaii!.
Chances are that we will spend a good deal of time wherever we are staying, so a nice place all around is very important to me - including the room itself. As I look at other accommodataions on the island, I'm getting the sinking feeling that for someplace nice one has to spend upwards of $400-500/night!
Despite the fact that we now have non-refundable tickets (expensive and ouch! from the east coast!) we may re-think Maui altogether unless we can find a hotel that suits our needs and pocketbook!

Maui is a wonderful place to vacation and you will have a wonderful time. That having been said, you have a reservation to fall back on. Now you have the luxury of time to do a little more research on what part of the island you want to stay, then exactly where in that area.
Know first of all that winter is high season in Hawaii. $340/night may not get you the most luxurious place to stay, but it will be nice and it will likely be warm and sunny where you are.
On Maui there are several master planned resort area on the lee, or dry side of the island -- a better place to be during February. Wailea, Kaanapali, and Kapalua are the larger ones. These "resorts" will have a mix of condominiums (individually owned units, many with kitchens), hotels, and single family homes. There will be other amenities such as beaches, golf courses, tennis courts, shopping areas, and many restaurants.
Many of the condominiums, as others have tried to clarify, will be run similar to hotels. The individual owners have given their units to a management company to rent out for them, or the owners rent them out directly. Some condominiums will have small front desks and staffs to do daily linen changes and cleaning.
Napili is one of the smaller, older resort areas sandwiched between the larger resort areas of Kaanapali and Kapalua.
Just keep posting here. Tell people what you are looking for. Fodorites who have been all over Maui and go year after year will be happy to help you. They will send you to websites for any subject you need to research.
In the end, you may decide that you have gotten the best deal for your money. So don't despair. The local saying is "Maui No Ka Oi", which means Maui is the best!
