The only ones I know are on or across from the beach, usually booked far in advance and probably not cheap. Lenhart's is across from the beach. Individual cabins. Basic but clean. Panoramic View is on the beach.
Have you looked at the Fodor's listings? Go up to destinations and then look for the Hamptons and Montauk.

We stayed at the Sands Motel this past May. It is separated from the beach by a 2 lane road and sand dunes, but you can see the beach from second floor rooms. It was also walking distance to the town and grocery store. We were there right before peak season, and while I don't remember the exact rate, I know it was among the less expensive motels I checked out. Now is the high season, so rates will be much higher.

Check out Montauk chamber.com.Most of the hotels on the beach are not inexpensive.Love Panoramic but the rooms start at 189.Ocean surf and Shepard beach are both on the beach and are exactly what you described.ok,Ocean Vista is right on the beach in Amaganset and very close to montauk.They always have good rates

Montauk is my fav vacation place. Shepard's Beach was getting run down 2 years ago while we were there, this is always where we have stayed. But the bathroom tioles were all cracked and they would not turn the phones on in the rooms. They believed the 9/11 terrorists had stayed there. Across the road and on the beach is the Oceanview motel. The upper floor rooms have balconies that overlook the ocean, the corner rooms have kitchenettes.They also have an indoor heated pool. I am always there off-season, but they told me mid-week was $150-200. Restaurants ideas: Gosman's Dock, Shagwong, Tipperary Inn, Oyster Pond. For breakfast treat yourself to John's Pancake House. Really busy at 5Am Huge pancakes that are light and fluffy. While there follow the rocks in front of the lighthouse around to the beach, it is quite a treck but worth it. I am planning atrip back next fall.
