We're looking for a vacation rental by owner house to rent for 1 week in Austin the middle of June.
Needs to sleep 8-10 people and preferably near downtown or on Lady Bird Lake.

Have you checked VRBO? There's a gazillon listings and if you find something that interests you, you can come back and ask for specifics (e.g. good location, etc.)

homeaway.com also has some nice houses. Sorry I don't have any personal knowledge so can't recommend a specific house. Although, if you widen your search area, we have been wanting to stay at The Float House on Lake Travis. Looks like a lot of fun:

Mom, I don't know what you are used to lake-wise but I like Lake Travis a lot. I lived at Canyon Lake, Tx in college and personally I prefer Lake Travis.

My mom used to live at Lake LBJ:

My hometown (New Braunfels Tx) is a popular vacation destination because of the Guadalupe River and Comal River.
