Condo buildings, office buildings, churches. Mass and 12th themselves are busy streets, side streets can be quiet. No shops, and not a lot of restaurants to speak of, though you can start to find some within a 4 - 8 block radius. Not particularly close to the Capitol, but you can see that on a map. Via public transportation, you would need to get on the orange/blue Metro line at McPherson Square stop at 14th & I NW, and travel 6 stops to Capitol South. Why do you ask?

There are lots of new condo buildings in that area. I'd consider it safe, but there aren't many things of interest in the immediate blocks. It wouldn't be the first area I would recommend, but it isn't bad, if you have a good price, and you don't mind walking a bit to get to the metro or restaurants.

Also, there is a new "Circulator" bus that has two routes running relatively close to 12th and Mass -- this is geared towards tourists and conventioneers -- http://www.wmata.com/metrobus/dc_circulator.cfm

You are a wealth of knowledge! Can you tell me about the areas of Constitution & 4th NE and Independence & 7th SE (Eastern Mkt)...keeping in mind we would like to be near some stores and restaurants - that are also safe at night. Thanks!

All three of the areas are safe at night. MoonGirl accuratley described 12th & Mass NW.
The Constitution & 4th NE area is upscale residential historic townhouses - there are restaurants nearby along Mass. Ave. and Penn. Ave. There is some shopping at Union Station about seven blocks away. Union Station is also the closest Metro station.
The immediate neighborhood around Independence & 7th SE is the best address of all three. It is also a neighbor hood of upsacle, historeic townhomes. Metro is RIGHT THERE. There are MANY restaurants on Penn. Ave and on 8th St. just south of Penn. Ave. There is also shopping and restaurants on 7th between Penn. Ave and Independence Ave.
