Where to stay in Lisbon, Portugal? Hotel or apartment?

Going to stay in Lisbon for 7 nights with my mom who is in her seventies. This trip will be a slow pace one.
I am looking in the following place for staying 1 hotel and 2 apartment and just want some opinion.

Never stayed in an apartment before. Wonder how is it better than hotel?. Our flight arrive 8:30 am and most check in are in the afternoon. Does apartment accommodate early check in or are they really strict with check in time.

I would read the reviews on the website.
You have said what you are looking for piece of facility wise.
You have to ask if anyone will do an early chick in.
What you should note is that Either type may not let you enter the room. The reason is the previous occupant may still be in residence and/or the room will have to be cleaned. You should allow the behind the scenes staff do their work that is why there are these rules.

Thanks for the info on luggage, i will definitely check it out.
But location wise, can anyone give some comments. Is the hotel location slightly better?
what are your experience in terms of apartment vs. hotels in Portugal for those who have been there? I don't see actual pictures posted by users from the apartments, they are all from the businesses and can't see the really sense of the actual apartment.

If you search the internet you may come across guest photos of the accommodation on other websites. Do not just use the one website. You may find a better price for the same location too.
What do you mean by better? The zone that tourists are normally interested in is relatively small. Public transport is also good and frequent. I think this subject has been written about before on Fodors.
Some folks like apartments other like hotels.
Apartment gives you access to washer (if available). You have use of a kitchen and that means washing up! You may have more privacy. Hotels you have the room cleaned. Hotels are certainly better value if the group is small.
Not every hotel or rental will offer the same levels of service.
It is very much a personal thing.

I am in my 70s - and my husband and I travel extensively throughout Europe most years - usually for about four or five weeks with a car. We love having apartments or gites - more space, a kitchen for coffee and breakfast in the mornings, and the cost is often much less than a decent hotel. We use airbnb to find places to stay. I make the arrangements, and I use the filter option to be sure I find what we need. We like to have two bedrooms - or at least two beds (restless sleeper on board). There's also the luxury of a living room, and usually a pretty nice bathroom. We also look for free parking when we have a car - most of the time we don't have a car in a city. You can filter for almost anything you want - neighborhood, accessibility, washer/dryer, a/c, etc etc. We always opt for "Superhost" which is a guarantee the host has been vetted and the likelihood of any problems is minimal. I also filter for free cancelation up to the week before arrival. Look at the photos - and it's important to read the reviews carefully - if there are issues, they will be noted.

In the last five years of travel (not counting the two pandemic "lost" years), we've rented more than a dozen airbnb places in France, the UK, and Spain. We will be in France Spain, and Portugal in the upcoming fall, and we have five airbnb places reserved, one in Lisbon in the Baixa area of the city.

The only few downsides to staying in an airbnb - or any private apartment - are that there won't be a maid to make your bed and tidy up. And there is usually a cleaning fee tacked on to the total rate - I find even with that fee, the overall cost remains far less than a good hotel. Also should you prefer a hotel concierge, you won't have one. Often the apartment owner will be available to help guide you in making arrangements for taxis or to offer suggestions for things to see and do, though. Another bonus we have discovered - we have met some wonderful people who are hosts or just neighbors, while staying in apartments or gites in local neighborhoods.

The major pros of an apartment is the extra space and availability of facilities for leisurely morning coffee or evening repast. Downside is no breakfast in hotel restaurant, and usually no daily maid service. The first property you list, Almaria Edifício Officina Real, offers a bit of the best of both as it is an aparthotel that includes spacious accommodations as well as daily service and from the reviews sounds like it also provides breakfast breads each morning. It's also about the best located of the three places you list.
As for early check in, many properties will allow you to drop off your luggage early so you can hit the town for a bit before checking in. If you are worried that you must have early access, you can always book starting the day prior to your arrival and let them know you won't be arriving until the next morning (so they don't think you are a no show.) Best thing is to check with the property to see what options they can offer.

We are also in our 70s. We were very pleased with our hotel stays. We have used VRBO and AirBnB often in the past, at times with excellent experiences and others, not good. We didn't want any surprises during this trip, and friends of ours who are impeccable planners had a few bad experiences with the rentals in their itinerary.

We spent five nights in an apartment in Lisbon last year - we prefer apartments over hotels in general as they offer kitchens and more space.

When choosing, we looked at location and made sure it had air con, an elevator and coffee making equipment. We also look for washer/dryer facilities. Central locations often mean noise, and quiet is important to us. This apartment fit the bill in all respects.
