What is your budget? The Albergo del Senato, right on the Piazza della Rotunda (?) has triples. I have not been there yet (we'll be going on October) but as I was searching for ourselves I read very good reviews about the triples. A few years ago we stayed in the Nord Nuovo Roma, and were put in the triple room - perhaps because we were there just one night? It is near the Termini and much more budget-friendly than the Albergo del Senato. We were happy with the room.

In Rome, Hotel Modigliani, top floor -- they have two family rooms up there. Near the top of the Spanish Steps, pleasant location.

Knowing your budget would be helpful...

In Florence, the Casci Hotel has triple rooms.

In Rome, the Hotel Fontanella Borghese and its sister Hotel Due Torri both have triple rooms.

In Florence there is a beautiful B & B in the most beautiful location and ideal location (great price as well with special pricing for US) it is called "La Casa del Garbo" on the Piazza della Signoria. (This is quite a find,it is like a four star at 2 star prices)
For Rome there is a small boutique hotel called "Hotel Forte" near the spanish steps an ideal location (2.5 - 3 star at 2 star price)I say 2.5 because of the size of the room, small, clean and the bathrooms are very nice. It is probably one of the nicest hotels at that price in Rome, you probably could get two rooms for less than one some where else. We travel quite a bit and usually stay at much higher price points, but last October we were traveling with another couple and I to book rooms that would fit in with their budget. It was the first time I had ever done that, but I must say the Rome and Florence finds, especially Florence were pretty surprising. Europe is not like the US, you won't find a room with two doubles. If you want restaurant recomendations or what to see & do I can give you that too. I would take the euro star train to florence it is safe.

We had a triple room at the Alloro B&B in Florence. Close walking from the train, and a few blocks to the Duomo. Very comfortable and beautiful rooms, with breakfast on a tray rolled up to your door in the morning.

We also had a triple room at Hotel Adriano but I do NOT recommend it because the beds were uncomfortable the room was too expensive - I should have shopped harder there.

Thank you all¡¡¡¡I guess that my budget- this dreadful year - and also because I am inviting my grandson would be more in the Casci Hotel category, btw I plan to try this one first.
HOwever all recommendations are highly appreciated, the Forte HOtel in Rome seems also a tremendous good choice. I thank you all and I am glad that hannabilly is going shortly to stay in the Senato Hotel, I have stayed there before it is a great choice with the perfect location.
I also guess that we are going in spite of alll the black clouds ahead, called higher taxes, and the medicare situation as it might very well be a lat farewell tripto Europe.

I had promised myself to take my grandson to Italy to see the land of his ancestors and this is the time to do it, even for a few days. Thank you, please continue to suggest other options .

Graziella5b, "You can't take it with you." You'll be glad you took your grandson, even if you have to economize at home and away.
