Seeking ROME hotel recommendation

I will be in Rome on 07 September for 1 night with 3 other adults. We are looking for a Quad room OR 2 rooms for 2 adults within easy walking distance to the main attractions. We don't need high end luxuries as we're just stopping there for a day to have a quick look around and sleep before driving to Tuscany the next day. AC and Non smoking rooms are preferred.
All recommendations are appreciated. Thank you!

We stayed at the Nicolas Inn last year - it's a B&B, and in a great location. Very reasonably priced, and the owners are from Italy (husband) and Chicago (wife). Made it very easy to find out the good restaurants and sights. We walked out the front door, down one block, and the colloseum was right there. Check it out.

Thanks, Gypsy2_25. I just looked at their website and it seems to be in line with what I'm looking for. Hopefully, they'll respond to my availability inquiry. Thank you for this recommendation. This is great!

The B&B Blue Rose - http://www.bbbluerose.com - has quads for €100. Has airconditioning but check re non smoking policy.
