I'm very surprised that renting out a house in San Francisco wouldn't cover the costs, also. But that really depends where in San Francisco and if that term is being used loosely. My nephew rents part of a house in Richmond, for example, specifically because he couldn't afford to rent an apt. in the Mission where he used to live with about 4 roomies. And I imagine if you are moving abroad for a year or two, you have to hire a property manager, etc., and I don't know how much of the rent they take. Still, I would expect a home in San Francisco to rent for about $5-$12K per month. Even in Richmond, a house should rent for at least $3-6K per month, I'd think.

Correction - my friend does speak French, her husband doesn't.

My advice is to keep in mind that the laws you read about for 2017 will be different from the laws in 2019. Even though laws do not change very rapidly in France, there will be a new president and a new legislature starting in June, and everybody seems to have "big plans."

WoinParis - the deposit (caution) is normally one months' rent and is supposed to be returned to the renter within two months after the agent checks for any damage.
A garantie bancaire is a year's worth of rent kept in a separate account to be paid directly to the owner if the tenant defaults on the rent. The tenant must pay on a monthly basis, by check or virement (bank transfer).

This may be an off-the-wall idea, but is it possible there might be a French academic looking to spend a sabbatical year (or maybe less) in San Francisco and willing to exchange homes for it?

We moved to Paris permanently about 12 years ago. It required a lot of paperwork, and I'm not sure I would be willing to do that for just one year. Here is the agency that helped us tremendously in finding a long-term rental in Paris. They also helped us with the logistics of moving our furniture and animals (probably not an issue for a year-long stay). Anyway, here is a link to their website, A Good Start in France:

Going back to the original question, obviously you know and love Paris already. But what is the longest time you have ever visited? Are you sure that you would not change your mind after 2 months? Have you been to Paris in all of the seasons? (Winter was rather miserable this year even though it wasn't even extremely cold.)
Meanwhile, apparently the new vacation rental rules are being published in the <i>Journal Officiel</i> this week. Publication means that a law enters into immediate application. The new law says that every vacation rental (and more specifically Airbnb, Homeaway, etc.) will have to apply for a rental number, and every listing for a rental must mention the number, or it will be refused.
While this does not apply specifically to your plan for a longer rental than just a "vacation," it is highly likely that there will be a ripple effect on all "non-permanent resident" rentals although it is unclear at this time what that effect might be.
The best thing you are doing so far is starting to plan two years ahead of time.

We have recently returned from 2 weeks in Paris ( 30+ visits.)
Luckily the weather was splendid, we made a couple of day trips , visited
sevral museums , walked a lot etc.(.both speak passable French)
We talked about a longer stay in the future and concluded that we would need
a more structured days ...attending day time lectures or taking classes or some
involvement with the ex pats organizations or ....
As mentioned , the weather can be miserable and days can be rather long
without some engagements outside the ( probably smaller )home.
Just a thought..

Interesting. Tonight on France 2, discussion of the law, registration etc. TV coverage of this type usually proceeds a "clamp down." We'll see. Many here feel the city has moved too slowly in its enforcement. Again, we'll see what happens.
