Rome small boutique hotel suggestions?

We're going to Rome for a week in January. We like to stay at small boutique hotels that are in great locations. So near the Spanish steps we think for Rome. They should be 3 or 4 star. We don't want a gym or in hotel restaurant. Just a place with class, wood furniture, etc. pretty drapes, etc. It will be off season so we hope to pay around $150 a night. Welcome to all suggestions.

I always recommend Casa Howard, a small guest house (5 bedrooms only) near the Spanish Steps. It's slightly higher than $150 per night. Suggest you also try the web site www.boutiqueitalyhotel.com. There are several listings there.

Albergho del Senato is great, with rooms looking right at the Pantheon. Wouldn't stay near the Spanish Steps, it was not as "friendly" or attractive as other areas we went in Rome. Also, it was just down a small street near the Spanish Steps that I saw a rat. They're probably everywhere, but it was not a great experience meeting one eye to eye in the street!
