Munich during Oktoberfest -away from city center

Will be in Munich Sept 23-27 & would like to avoid the chaos and cost of staying too close to the Oktoberfest activities.
Would like to stay close to rail access that will allow us to visit Dachau, take a guided day trip to Berchtesgaden, and into the city for a taste of Oktoberfest.
Any suggested part of the city to stay? or a village nearby?

We stayed in Augsburg one year. It was a last minute trip. Nice town though and we went to Nurnberg on a day off to recover. Good for Oktoberfest but I would spend the night somewhere closer for Berchtesgaden. Saltzburg for example. or just stay in Berchtesgaden.
