Italy: UMBRIA advice needed please!

After spending some time in Puglia and Le Marche, we want to expore UMBRIA. It would be a first time visit.
After researching hotel reviews on Trip Advisor and reading thread after thread on fodors, i've come up with the following list of appealing and affordable places to for ust to stay. PLEASE feel free to comment, criticize, add, whatever. I really appreciate it!

Are you looking to spend the entire time at one hotel? If so, although Gubbio is perhaps my favorite town in Umbria, it's less central for day trips throughout Umbria than the other places on your list.

You don't say what your budget is, but I can recommend the Hotel San Luca in Spoleto and its sister hotel Villa Zuccari in Montefalco. Spoleto is very convenient for exploring southern Umbria, and the area around Montefalco is a very beautiful part of Umbria. I'd probably stay in/near Assisi instead of in/near Perugia, mostly for the ease of getting in/out. I wouldn't skip Perugia, but I'd visit it by train from elsewhere in Umbria.

How many days do you have? What time of year?

We spent 9 days at Palazzo Brunamonti in Bevagna and I have oft recommended it here and on other boards. It is in the very small and quaint FLAT town of Bevagna, it is a small, clean family-run operation with beautiful rooms, a lovely and large breakfast and the very best owners who are sweet and helpful. Bevagna is wonderfully located for seeing much of Umbria, save Gubbio and that area whhere we did not visit. It was nice also to be in a flat town at the end of our days since mostly everywhere else is very hilly. We enjoyed two restaurants very much during our time in Umbria. One was in Bevagna called Ottavius and the other in Montefalco not too far from there called "L'Alchemista".

When do you plan on going? I can't help with hotels but I just fell in love with Perugia!! And def check out Assisi!!

we'll be traveling in june 2011.

i actually really liked the Hotel Fotruna , Hotel San Luca, and the Villa Zuccari, but since we'll have to get 2 rooms or a quad, they are pricer than the others. They look beautiful, though!

it's difficult to decide which place to use as a base. i'd like to stay in one, and visit the other places as day trips.

I can recommend the Palazzo Bacci. We just stayed there and were very happy with it. Spello is a pretty little town.

You have probably already seen my old trip report from 2005, but in short:

LOVED Palazzo Bocci and Spello. Easy to drive in/out and park. Untouristed, charming, quiet, lots of flowers and tiny walkways. Great views. Close enough to Assisi and other towns to be very convenient. Il Mulino - hotel res across the street was excellent.

Assisi - stayed just outside the walls. Didn't care for the crowds and all the religious shops, but the town and churches are beautiful. After all, it's a religious town, so not complaining.

Gubbio - stayed at Palazzo Ducale for only 1 sleepless night. First room had an automatic bathroom fan that screeched horribly. No way to turn it off and they said they couldn't fix it. Moved to second room after dinner and second room was subject to church bells that rang all night every 15 min. Desk clerk couldn't/wouldn't turn on A/C so I could at least close the windows. Left after that 1 horrible night! Loved the town, hated the bells. Hotel was lovely, but be sure of what you are getting if you consider staying there.

Montefalco was a charming town also, but I really liked Spello much more!

I can vouch for Bocci and Brunamonti--both excellent.
The sleeper that my son loved is Genius Loci near Bevagna.

I have dined at Hotel Bastiglia a couple of times. Its at the top of Spello and has a large parking area. A very adventurous kitchen and great views.

And my friends Mauro and Silvana are my hosts at Le Case Gialle, a few km west of Bevagna. They have four apartments, but you must have a car. Take a look at their website. I know some areas of Bevagna better than some in my hometown in the US.

If in Montefalco (for Sagrantino, of course), don't miss a little restaurant in the central piazza: l'Alchemista. Its downstairs in the little enoteca. Fabulous.

So happy to get validation on some of these inns/hotels as well as some new ones to look into, and so grateful for the restaurant tips!

i did read your trip report and cringed at the ringing bells all night. i think that's getting crossed off the list.
i am really leaning towards spello, especially since you love it so much and i know you love montalcino so much, as we do! i just wish the Bocci had a pool! la bastilla has such mixed reviews.

i'll keep researching.
