TRy the Hotel Margutta on the Via Laurina. It is a short walk to the Spanish Steps and the Piazza del Populo. I don't think they answer emails, but you can Fax or call them. The two rooms on the top floor are the best, but fill up quickly. We also likedthe Hotel Parlemento which has three rooms whichshare a very nice terrace. Both hotels are very reasonable, not fancy, but clean and well located.

I stayed years ago at the Hotel Sistina above the Spanish Steps on Via Sistina, near Via Venetto and Piazza Barberini. I thought the location was good and the hotel was fine. It doesn't look like it's quite the bargain it was when I went, though.

we stayed at Hotel San Carlo for 3 night, 2 blocks from Spanish Steps. if i remember correctly, we paid 155 E/night, this was a couple of weeks ago. Friendly staff, typical midlevel hotel in Rome (small bathrooms, mod sized rooms, free continental breakfast)

Hotel Modigliani between the Spanish Steps and the Pizza Barberini (sp?). It is very convenient to the metro, but a 5 minute walk to the Steps. Nice staff, very clean but the rooms are not spacious.
