Help- B & B with Sea View from Room w/ Easy Bus from Edinburgh Center

I'm not picky about breakfast, bedding or amenities-- just looking for a B & B that's an easy bus ride from Edinburgh Center. Want a sea view from my room. Price can be up to $100 US . Nothing fancy needed-- prefer en suite, but not necessary. Charm and Historic character always a plus-- but it's mostly about city access and the sea. Any great ones you can think of? Probably a B&B in South Queensferry which is right next to the Forth Bridges, a nice picturesque area, with transportation into the city, but will take a bit of time. Or Leith, closer to the city center, not so picturesque, and more frequent transportation. North Berwick, a medium sized town a bit further east of Edinburgh on the coast, but still has train and bus into the city. Sorry, I don't know any B&B's in the areas I mentioned as I stay with family when I'm in the city.

Do you want a room on the sea front or do you want a room that has a view - no matter how distant or awkward - of the sea?

If the former then you are limited to areas like Cramond, Leith, Joppa & Musselburgh, if the latter then there are some city centre places that have a sea view.

In either case there's no guarantee that a particular room in a place with "sea views" will itself have a sea view.
