The Carmichael is very centrally located on a relatively quiet street. I've not stayed there, but it does have a good reputation.

I'll jump back in here with my 2 cents! All things being equal, I'd prefer the location of the Carmichael to the Avalon. It is in a good location for walking around the downtown area. There are also some nice shops on Elgin.
I'd also agree, that perhaps 3 night in Ottawa would be fine and 4 nights in Montreal.

Things are shaping up.

Toronto 8,9,10 December
Reservation pending at the York (keeping fingers crossed)

Ottawa 11,12,13,14 December
Reservation at the Carmichael Inn! Great place!
(Thank to Gemelli, Lavendrye, Kodi!)

Montreal 15,16,17
Reservation at the Bonaparte

Fly home on 18th December

So now the 1st stage is over (after I get airline tickets and train tickets) and I can concentrate on what to do and what to see.

Kodi, we are going on to Niagara, thanks for your encouragement in another post - not sure if we will drive or take the bus and the people mover.

Thanks to all for your help.

I'm so glad things are taking shape. The real advantage to renting a car for the day to go to Niagara FAlls, is that you'll be able to drive all down the beautiful Niagara Parkway to Niagara on the Lake. If you take the bus you will miss this part.
You can still drive ...park at Niagara Falls and take to People Mover for that area.. return to your car and travel down the parkway, and have dinner or at least a drink or ice cream at NIagara on the Lake. It's really pretty parkland most of the way, with pretty views of the NIagara River and Gorge. That is what I usually do with my guests.

Kodi,
When I get him in the right mood, I plan to read your post to him about Niagara! That is exactly why I would like to rent a car for the day.

Bad news - the York fell through. I was afraid that the price was too good (low) to be true. So now I'm back to searching out a good place for Toronto. Hotel Victoria is probably my pick for now.
