I haven't stayed there but it very pretty. 1300sq ft so enough space and it's on the first floor which is nice so you only have 1 flight to go up and since it's an old building the steps will have low risers.
From the description I would guess it's near the bottom of rue Mouffetard which is a fine area. Not as close to the river as you may want but not in the hinterland, either.
Metro line 7 is fine. You can go 2 stops and change at Jussieu and exit at Cluny La Sorbonne or Odeon for sights close to the river on the left bank. Avoid exiting or changing at Chatelet les Halles since there are miles of tunnels and you walk forever underground.
Do ask for the exact address from the landlord and post again.

I haven't stayed in it as I never rent ones that big, but I haven't stayed in one very closer to there and it's a very good area, so I wouldn't worry about that, of course. There are tons of food shops, cafes, bakeries, etc. around there on rue Broca, then rue Mouffetard is completely a market street and on rue Monge (as well as ave des Gobelins). It's also only a few blocks from the Gobelins or Censier metro and there is a bus that goes right down that street to/from Luxembourg Gardens (no. 27). Actually that bus goes all the way across the river going up bd St Michel, then past the Louvre and the Opera to Gare St Lazare so will be convenient for sightseeing.
It does look like it is not on the ground floor, but one up which should be fine and that street isn't too noisy at night.

I'm not familiar with that particular street but it's a nice area, and approximately where I thought the apartment would be. You have easy access to the Luxembourg Gardens and rue Mouffetard which is fun on Sundays around noon - accordions, singing, and dancing, in front of St. Medard church. There are lots of things to see between the apartment and the river and many restaurants/cafes off rue Mouffetard plus take out places.

The general area is fine. I used to take bus 27, nearly daily, to go eat at the macrobotic restaurant that was located on rue Pascal. I'd get off the bus at the Monge Claude Bernard bus stop and then would walk about 5-8 minutes to the restaurant. After lunch, I'd take long walks in the area before jumping back on a bus headed back to the border of the 5th and 6th as I usually stay in the 6th.
I don't remember, but weren't you first looking for an apartment near the river or was that someone else? Since your posts are on various threads, I'm having difficulty totally keeping up with it.
