I would e-mail them this thread and advise them that the subject of beach rentals in SC comes up quite often on this forum. Perhaps that will stop the runaround that they are giving you.
If nothing happens, then I advise you to send them a certified letter as GoT suggested with a clear picture of what you want, e.g., due to the deplorable condition of the house, and the discrepancy between the online pictures and the house's actual condition, I would like a refund of $500 within 15 days.
If they don't respond to that, do you have a family member or close friend that is an attorney? It's funny how quickly things are resolved when a business with poor practices sees an official letter from a person with Esq., after their name.
Failing that, small claims court.

Going to be in the Charleston area next June and will be sure to avoid using Fred Holland Realty on Folly Beach, when I begin making my final lodging plans.

I'm so sorry to hear of your troubles with *Fred Holland Realty on Folly Beach*. We are to join friends in Charleston this spring and now know NOT to use *Fred Holland Realty on Folly Beach* in our search for the perfect beach house. I'm sure there are more reputable agencies. I appreciate that you took the time to alert others.

I think the recommendation to post a very negative review, with details, on TripAdvisor will be much, MUCH more effective than simply posting the information here.
I am sure folks here are being supportive but realistically, how many of them are actually planning to rent a place in that area as compared to the many people who when they are serious about renting will go to a site such as TA and look?

Sorry to hear of your unsatisfactory vacation accommodations. This happened to my family in Florida(pics on the web were very different than the house in which we were to stay plus there were cockroaches). After many attempts to get moved to a different house, we simply called the agency, left a message that we were moving to a different house, plus left cell phone numbers to contact us, e-mailed the information and pictures of the bugs, dirty pool and nasty furnishings, and faxed the information so that we would have documentation. We heard nothing from the agency we booked with, so I copied all correspondence, copied my cell phone activity, etc., and sent it to the credit card company with a dispute of the charges and why I shouldn't have to pay them. After all this aggravation, I finally received a letter from the booking agency stating that all rentals were final, which was not stated in the contract, so I copied and forwarded that to my credit card company. After several months, a cedit for the full amount showed up on my credit card statement. Now, I am very cautious when booking vacation rentals and if a clause isn't put in the contract that the realtor or agency rep will tour the house with us upon arrival, I don't book with them. Yes, it is a pain and an inconvenience but it is worth it for piece of mind that the accommodations are acceptable.
