Appreciate the cocktail!
What I know about the Colony. Located way south almost at the point. Good stumbling location from Nikki Beach.
Very neat common areas. Do not know about the rooms. At least the area is a little (but not much) quieter than 5th to 15th.
In the mornings, a lovely stroll is up to the News Cafe for breakfast/brunch and people watching.

mrwilson75 - for more details on The Raleigh, look for my "south beach report". Re: construction, there was none on the grounds - when you left the property out the back you encountered a bit of construction walking to the beach, but literally it was a stretch about 20 feet long, and as soon as you passed it you were on the main beach. It did not affect our stay at all as The Raleigh's grounds, including beautiful pool and man-made beach area, were enclosed and separated from the construction (which again, is off the property).
