FSBO is a good exposure. I know of many houses that were sold "For Sale By Owner"-especially rural or lake properties.
The more people who know your house is for sale the better, so being sensitive about the sign in the yard or who knows how long it's there- well! you need to get way past that.
I've sold 3 houses on my own and you absolutely should get a realtor from your wording alone. You sound kind of desperate. If you are, buyers will read that easily and that isn't good.
There's a buyer for your house. Get every bit of clutter and/or extra furniture out of it- clean it to death.
Why are you in such a hurry?
If the plunging value is what is setting a fire under you to do it quick, then all the more reason to slow down- fix it for show and get the absolute most you can with the most exposure.
You just don't sound like you would be going that top road without a realtor.
I really do wish you luck. And hope you get someone or figure out a way yourself to stage your house for sale. And it must be staged to get maximum appeal.

I'm in Strongsville Ohio. West of Cleveland.
There are several reasons why I want to get out of here right away. One is the prices are tumbling here faster than you can keep track.
Also, I really don't want to have to spend yet another winter here.
We have painted every inch (3,000 sq ft home) of wall and ceiling all with Ralph Lauren neutrals and I am totally not a collector of junk. I have 2 attics here and they are both empty. LOL My basement is empty except for a few boxes for a garage sale. I have nothing on my kitchen counters except a wire fruit basket from Crate and Barrel.
We have all granite counters throughout, all new stainless appliances, hardwood kitchen floor, all other floors are ceramic or slate. I'll get all the carpets scrubbed also. We even got the few cracks in the drive way cement professionally repaired. But even with all this.....I just don't know.
Like I said every house that was listed with a realtor has sat and contracts came and went...the few thaqt sold were sold by the owners.
I noticed someone else posted a message about getting out of Ohio. I guess it is a common idea here! LOL
I appreciate everyone givng me their ideas.
