We are also looking into Pali Ke Kua, and I actually just bought a Kauai guidebook that reviews this property. They say it's a nice place, but recommend not renting from Marc Resorts. Pali Ke Kua condos are apparently available through several different agencies, which means you can rent units at different prices depending on who you go through. Marc is supposedly the most expensive. Also, I wouldn't rent from an agent that refused to guarantee me an oceanfront unit. Avoid units 5-16, as the views are supposedly very poor. My guidebook recommends going through Hanalei Aloha, which only owns oceanfront units. Here's a link:

Sorry, but I'm not sure about the a/c issue. Would be curious to hear what others have to say.

We had oceanfront accomodations (different property) and while my husband said he had a fabulous trip he said no more places without AC in August. Ocean breezes were fine on the lanai but never penetrated well into the condo; sleeping was kind of difficult in the heat.
