I wouldn't call the Brown Palace "funky", nor the Magnolia, Monaco, Teatro, or Oxford. They are historic hotels on the high end.
I recommend the Castle Marne B&B:

Check the map. The Castle Marne is on east Colfax about 20 blocks east and four block south of edge of downtown Denver. I know of only one or two good restaurants in the area. You would have good bus service along Colfax to the downtown area but it would not be easily walkable. It is not the best stretch of Colfax either.

I think that stretch of Colfax houses the new Tattered Cover and some other new restaurants, doesn't it? It's been undergoing a re-birth of sorts for a few years. It's relatively close to the 17th Avenue Grill or AIX and other restaurants/clubs on 17th, isn't it?
In any event, I'd take a cab downtown and back. It would be really cheap, and better than dealing with RTD's #15 bus.
It's just a one night stay, so cab fares wouldn't add up over a longer visit.

according to the website it is 4 blocks to the Tattered Cover from the B & B. We don't mind walking but can take a cab if needed. Still looking at the Curtis as well. since it's just one night we won't have time to do alot. Our flight out the next morning is at 10:30 so that day is for travel only.

Race is 1900 East. AIX and Ave Grill is in the 600 and 700 block of 17th which means you are still about 12 blocks away from these restaurants. A real elegant restaurant is Strings which is at 17th and Humboldt which is only 5 blocks to the west. On Sunday night they have a $52.80 special - three course meal for two.
You didn't indicated which day of the week you are in town. Assuming normal traffic around 7:30 AM you should make to the airport in about 30 minutes, 45 at the most. Gretchen advise is good for later afternoon on Friday or a ski weekend but generally you can get through security in 30 minutes or less. At that time of the morning it will be fairly quick,
However, the DNC is in town the last week of August and all advice is nil for that week.
