I'm looking into buying a b&b and would like to hear from as many seasoned travelers as possible how they perceive the perfect b&b: amenities, services, meals, location, size, etc. Tell me your horror stories and your best experiences, the good and the bad. I want my place to be awesome and the more input the better!

I for one am not an early riser and sometimes I wish breakfast times ended a little bit later, at least till 10 am. Air Conditioning, private bathrooms, no cats/dogs, parking availability, front doors that securely lock, no kids under 16 (I don't dislike children, I have one, but IMO B&B's just aren't the place).

Offer breakfast in room. Sometimes I don't want to hear other people talking non-stop and would rather nosh in my room. Ditto the private bathroom. Also, make sure the doors close quietly so as not to disturb other guests when coming and going.

VRBO is going public on the stock market now the hottest thing

B and B s are losing market share currently not the wisest

investment especially at a high price point..very labor

instensive in my experience.

American style B&B or UK style B&B?
My experience is that US B&Bs are very luxurious and pretty expensive places to stay whereas as UK/Ireland B&Bs are more homey because you are actually in the persons home. They are also much cheaper than US ones.

A comfortable bed, the ability to make a hot drink in the room, a couple of comfortable easy chairs, a private bathroom, and generous hours for breakfast with good locally sourced food if possible are all musts. Free Wifi would be a welcome bonus. A fair price too. If I wanted to pay boutique hotel prices I'd stay in a boutique hotel.

A perfect bed and breakfast comes in at the right time. Not to early but not too late. Perfect food. Like well-made semi-side up eggs and crispy bacon strips. Plus freshly squeezed orange juice. It comes with a friendly service and clean utensils. That's just perfect.
