Good plan to go directly from the airport to Chichen. Then on to Tulum after your Chichen adventure.
Tita Tulum is good. Have any other hotels in the area caught your eye from hotelstulum.com?
Skip Cancun - you aren't missing anything.
Never seen an iguana in my room, maybe a gecko or anole (which we have here in Texas anyway), but never an iguana. Stay at a clean reputable place like Tita and you should not have issues with bugs.
