and there is a major construction project going on between the city and these hotels...they "should not" be working but no guarantees...and the coastal path may or may not be open for walking which leaves a longer walk to get to town at a very hot time of the year. For me Rovinj is all about the older part and the views etc. and having spent some time out at the Lone for the pool and spa I concluded fast that would not want to stay out there. Restaurant at Lone is well known and no doubt excellent but you could be eating in any place in the middle of your country...contrast that with the charming seaside places in or more near to the town. If you have a family with small children and want to spend your time at the very crowded pool or small beach these hotels make sense otherwise don't get it. If I went back I would go out and stay on one of the islands such as Katerina. Sorry this did not answer the question but wanted to be sure you are aware of location etc. Lone is clearly a more upscale hotel however one employee told me that only the top suite has any real sea view...rest again look like home to me...not the spectacular views in town or from the islands.

Stayed at the Monte Mulini a few years ago. While you did not ask about that hotel, it was wonderful. The 2 hotels you asked about appears to be in that specific area. We had no trouble walking to the "downtown" area.
