I like this website for searching B&B's in Italy. You can search by area, attractions or town (including town centers). It also lists the B&B's website (if they have one) or contact info. You can send a blanket request to all B&B's in an area (such as Lake Maggiore) for availability/offers. You might want to narrow the selections a bit more from this link as there are 25 pages of B&B's listed for Lake Maggiore. If you click on the map feature, it shows all the B&B's with a bubble you can mouse over or click on for the info.

Hi Bob! Can't help you myself, but if you haven't found them, bobthenavigator always has good TR's and recs in Italy. I swear I read something of his about Sardinia, but can't find it... At any rate, here's his TR for Tuscany 2011:

There are a few points hotels if you want that interests you. I haven't been to Sardinia, but looked at going a couple of years ago. I have Hilton, Marriott and HI rewards so it was one of those.

Bob, just noticed this TR has been topped, in case you missed it:

I notice mention of a B&B on Sardinia in the second paragraph, and an Agriturismo further on...

I must have been multi-tasking while typing that since it doesn't make any sense.

Last September we stayed at Albergo Rigoli in Baveno (near Stresa) right on the lake. It was a nice mid-level hotel with a nice breakfast. By the way, Stresa is a lively town and fun to have dinner in the square in one of the many restaurants. Also a boat ride to one of the other cities on the lake is a treat.

Another vote for Hotel Rigoli. It has a private beach, a nice bar, a decent restaurant. It is very tranquil and just a few steps from the small port of Baveno where the boats to Isola Bella start.
