It really depends on the time and season, especially in Milan. Summer low season can be really cheap but if there are fairs, from September, the prices get super high! e.g. I had my single room for 35€ and my friends' double for 50€ in July last year. That was Hotel Augustus 3*on Via Napo Torriani, 3 minutes walk from the station. On the same street, there was Hotel Bernina 3* next door that was even cheaper and Hotel Berna 4* a bit more expensive. There are so many other hotels of different categories around the station. I often use venere.com for availability.

Grand Hotel Verdi and Hotel Sanpi (this one is a little more difficult to find -as it is off the beaten path and breakfast wasn't nearly as good as the Grand Hotel Verdi, which included a wonderful buffet breakfast in the price)
I stayed in both of these hotels and they were nice boutique hotels and very reasonably priced (200 Euro) although I don't know what your expectations are on pricing and what you consider to be extremely high -
