The Daphne Trevi looks rather modern, and has a very good reputation. They hve one other sister property, too.

Check out Teatro Pace 33 right by Piazza Navona. We have stayed there twice and recommend it.

Hi,
Wife and I stayed at this wonderful B&B called Anne's Place (www.byanne.com)located in a suburb of Rome called Palestrina, which is 40 minutes away from the Termini station in the heart of Rome.

We had a great time and would most certainly stay there all over again.

Dh and I stayed at the Hotel Barberini, just off the Piazza Barberini. Very comfortable, convenient to all, lovely rooftop lounge with nice views.

Along with knowledgable I_am_Kane and the well-proven St. Cirq, I heartily third the motion for our favorite, The Modigliani. After staying there a few times, we recommended it to several friends and relatves all of whom concurred with our choice. Location is excellent, the establishment is class and reasonable by Roman standards (185 E's or so). Enjoy your visit.

I would agree that the Trastevere is dirty and grafitti-ridden. We just returned from Europe a month ago, and I was quite disappointed in the Trastevere. Of course I acknowledge that perhaps we were in the wrong part (though we went to the main square). That area is also pretty far, IMO, from Rome's main historic center. And we're fit 20-somethings.

Anyhow, I can't recommend where we stayed, although cheap and well located, because we were unhappy.

Good luck! You WILL find something!

Unfortunately, I only used the www.b-b.rm.it site for the one booking, so I can't comment on the other accommodations except the one we stayed in. It was definitely not someones home, but rather 3 separate rooms on the floor we were on, and I believe there are more rooms on the upper floor. There was also a communal breakfast ( again, far from stellar!) room, but our room ( facing the street ) had a small table & chairs adequate for eating.
There was a women whom we met upon arrival, and we saw her often (in morning, and at other random times of the day). I'm not sure if she stayed there, or just took care of the place.
We actually stayed in 2 different rooms. The first looked out towards the back of the building, had the nicer bathroom facilities, but was small with no room for table & chairs. The 2nd room was larger with table & chairs and small fridge, not as bright & airy, and looked out upon the main street.(which we enjoyed). However, the bathroom was very small, and the plumbing was noisy...sounded like a plane taking off when you flushed!
We were required to pay 50% in advance, which we did by faxing our credit card(something I'm always wary about, but seems to be common place in France/ Italy). The remainder we paid once arriving at the accommodations, in cash. I believe cash was our choice.

Since you're looking for a hotel or B&B, this may not work, but we really loved the apartment that we rented in Rome. Only 120 E/night, in a great location in Rome --- located on a quiet street off Piazza Farnesi, a 2 minute walk to Campo de Fiori and Piazza Navona, and 5 minutes to the Pantheon. Colosseum and Vatican were about 15 minutes walking, and there is a direct bus route to the Borghese Gallery right near the apartment. The bathroom and kitchen are miniscule, but it has a washing machine, plenty of space for drying clothes, and lots of charm. We wouldn't stay anywhere else in Rome.

I would recommend the Hotel Parlamento. It is in a great location, close walk to Spanish Steps, Via Condotti, etc. It's a pensione, not fancy, but the rooms were decent size and had great bathrooms. It was under $250 when I last stayed there. They have a roof deck where you can take a bottle of wine and enjoy the evening.

It's not 'modern', but we liked the Domus Julia. It's in your price range, and includes a nice breakfast buffet. It's the apartment annex to the Hotel Julia, located near the Spanish Steps. You have private room and bath (the bath we had was nice, and it was new), with a common kitchen and dining room, if you want to use that space.
