I live in Garmsich, so I hope I can help.
That looks like a good guest house -- I'm not wild about their location though. If I were you, I would try to be closer to one of the pedestrian zones, either the one in Garmisch or the one in Partenkirchen. This guest house is between the two. It is close to the train station, so that's a plus.

Yes, that's true; most of them do. That's why I advise everyone to look at the address and to map it themselves. I did it for the Alpenkranz, and it was 700m to the start of the pedestrian zone according to google maps -- not far off from the 500m the house claims.
This guest house has been used by Fodorites who have written good things about it:

It would be maybe 300m to the pedestrian zone, going down Achenfeldstrasse.

The website is in German, but you can use google to translate it. It would also be about 350m to the pedestrian zone, walking through the absolutely delightful "old town" of Garmisch -- the few streets that date from 800 A.D.

Again the website is in German, but you can easily translate it. It sits in a quiet street off of the main street in town. It is about 250m from the start of the pedestrian zone.
For Sissi, it would be about a 5-minute walk to/from the train station; for the Angela, it would be about a 15 or 20 minute walk to/from the train station (or you can easily catch the town bus to a nearby bus stop); for the Pfeuffer, it would also be about 15 or 20 minute walk to/from the train station.
Anyway, that may help get you started --

I have looked at the maps but of course I don't know where the pedi zone is, so I kind of map according to the train station.

The pedestrian zone in Garmisch runs from the Marienplatz to the Tourist Information office at Richard Strauss Platz -- the street name is "am Kurpark." So, you can look at where things are compared to that.
For "Manau," do you mean Murnau?
For travel to Mittenwald, Murnau, Neuschwanstein, Munich, Nürnberg, Bamberg, Bad Windsheim, & Rothnmburg, you should use the Bavaria Ticket. It's like a pass where you purchase by the number of people travelling, and you can travel all day long for any distance. So long as you travel within Bavaria and travel after 09.00 on weekdays, you're covered. Here's the information:

For the other travel, your best bet is to buy a ticket in advance -- the advanced-purchase tickets go on sale about 92 days in advance, but they sell out quickly. You can usually get a deal where the trip is about 29€ or 39€ per person.
