Calville, I did end up booking at the San Niccolo. I'll report on it once I return. I decided to take a chance, despite the fact I can't find many reviews. They were very obliging and friendly when I requested a description of the different room types. I decided to go with a superior. They also told me that all of the beds are queens. I figure that it probably will be really nice, but even if it isn't we won't be spending much time there. The one thing I'm pretty sure of is that it will be immaculately clean, as even the cheapest hotels in Italy seem to be.

Gerald, thanks for the additional info on San Niccolo- that would be great if you could do a thorough review when you return.
Locanda San Francesco's reviews on tripadvisor are outstanding and it sounds perfect for S Tuscany. I wish someone would post some photos of the rooms and views out the windows of the rooms- the inn's website photos are hard to decipher.
I often have intentions of taking pics but end up forgetting. I think the "candid" photos are the most useful.
